Do’s and Don’ts for Posting

If you’re managing a Facebook business page, you probably already got the memo: follow the 80/20 rule. For those that didn’t, the breakdown is pretty simple. Make 80% of your social media posts business-related and 20% human interest-related, or “fluff.” For the avid Facebook user, the fluff stuff is easy enough to come up with, but what about the 80%?

As REALTORS®, the bulk of your 80% is probably about listings, and rightfully so. We know that in 2013, 90% of homebuyers used the Internet in their home search and that 78% of real estate agents using social media outperformed those who didn’t (, But posting real estate listings to Facebook isn’t a crapshoot; there are right ways to go about it.

Below are some Do’s and Don’ts for posting listings to Facebook:

Don’t spam. Not all of your listings should be posted on Facebook; you will overwhelm

your followers’ newsfeeds, and they’ll be clicking the “unlike” button before you know it. One new listing per day is enough.  

Do post recently updated or added listings. Got a listing that just dropped in price? How about one with an open house coming up? Prioritize your posts so your audience gets the latest listing updates. If they’re serious about their home search, they’ll choose you to keep their house hunt on the up-and-up. 

Do link to your website. Linking your post to your website helps turn your Facebook followers into clients. They can get full listing details on your website and easily connect with you if they have questions or are interested in a property.

Don’t just post a link. Social media is meant to be just that – social. Add a couple of sentences to your post to tell your audience what makes that listing special. Keep it light and friendly; Facebook isn’t the place for heavy sales language. 

Do add photos and video. Want to really highlight a listing? Create a photo album for a particular listing and include descriptions for each photo along with the link to your website. You can also make a 2-5 minute video tour of a property. If you post videos on YouTube, Vine or Instagram, they can easily be shared on Facebook.

Your Facebook page should help your business, not hinder it. Showcase your listings by creating informative and intriguing posts, and the results will speak for themselves. Happy posting!
